I agree with you. It is the demand supply differential which has the entire collectible universe on steroids (generously helped by world central banks).
And you also make valid point if something is too rare it can work against it. However I would also say that internet is making 'rarity' more transparent.
Therefore we are becoming better educated about what is available, what was made, even if it is hyper rare. And then rarity carries a premium.
Case in point the Daytona reference which Parmigiani bought for nearly CHF 1m at Christies.
It is also why the hyper rare vintage Ferrari of which perhaps only 1 or 2 were made fetch tremendous premiums.
We are better informed and educated today on what is rare.
